Residential Building Surveying

The type of services which Tenderleaf Consulting offer on residential property are detailed below:

-

Building Survey Reports - Purchasing a property is a huge commitment and for the majority of us it will be the greatest financial acquisition we make in our lifetime. The Building Survey Report provides a comprehensive review of the property, detailing not only the major components, but also secondary items that could incur expense either in the short or long term. The Building Survey Report is pretty much the most detailed report we can produce without carrying out any form of destructive testing to the property.  For more information on Building Survey Reports, please click on the title link at the beginning of the paragraph.

-

Contract Administration - There are a number of building contracts available for use and we are able to offer specialist advice in selecting the most suitable one for each individual job depending on what the key driving factors are, whilst considering the nature of the work in question. Once a contractor has been appointed we would administer the specific terms of the contract to ensure that the project is delivered whilst complying with the Client’s requirements. We are also able to provide a complete Project Management service developing on a Client’s initial idea, managing the entire process from the initial concept design right through until the Rectification Period has expired.

Planned Preventative Maintenance (PPM) – Whether you are the owner of a single dwelling or have a large portfolio of property our PPM reports enable you to plan for essential and desirable maintenance over a 15-20 year period. The report schedules the condition of a building’s components and decorative state, identifying when work will need to be planned. The work will be identified within a detailed schedule, with separate columns representing years 1 through to 15/20 depending on the urgency of the work required. The schedules are priced, enabling you to manage your finances and budget appropriately for the years to come.
