For the majority of us purchasing a property will be the greatest financial commitment we make in our lifetime.  Our Building Survey reports provide a comprehensive assessment of the property providing information on the structural fabric, focussing on; roof coverings, signs of structural movement, dampness or timber decay which are generally the four most costly and disruptive defects to rectify.  In addition to this all other areas of the building fabric will be discussed both externally and internally.  Our standard survey kit includes a set of 4m sectional ladders to assist accessing lofts and onto single storey roofs.  We will not only advise of the present condition of the property but will also inform you about elements that may need attention in the foreseeable future.

The report will comment upon the visual condition and basic operation of service installations, and we will advise where specialist tests will be beneficial prior to making final commitment to purchase.  Our reports will also provide comment upon the external grounds, outbuildings and boundary walls.

The Building Survey is the most comprehensive report one can receive without carrying out any form of destructive testing.  We pride ourselves on compiling our reports in a user friendly and positive fashion and aim to provide constructive feedback to assist our clients with the transaction process.  We are also willing to discuss any queries or concerns that may arise during the transaction process following submission of our report.

Whilst not compulsory, solicitors and insurers often suggest for prospective purchasers to carry out a Re-Building Cost Assessment of the property for building insurance purposes. Tenderleaf Consulting Ltd can undertake this service at a substantially discounted rate if carried out at the same time as the survey itself.
