Pre-Acquisition Building Survey Reports - If you are looking to acquire commercial premises it is essential that you have a full understanding of exactly what you are committing to prior to agreeing to the acquisition. The Pre-Acquisition Building Survey Report provides the essential due diligence advice including a detailed review as to the condition of the premises, the suitability of the space for your specific requirements, the implications contained within the lease along with any service charge obligations to provide you with the necessary confidence to negotiate the right deal.

Dilapidation’s Advice - Providing services to both Landlords and Tenants, we offer expert dilapidation’s advice, whether it be during the lease term to understand the future dilapidations liability or at the end of the term to negotiate and agree on a Tenant’s repairing, reinstatement and decorative obligations in accordance with the relevant clauses contained within the lease.

Project Management - We provide full Project Management services for both Cat A building refurbishment and Cat B internal fit-out works. Taking a project from initial conception, realising the Client’s specific objectives through into the design stage, managing the tender process and recommendation for appointing the most suitable contractor. Once on site, the project will be carefully managed, where we would chair regular project team meetings right through to completion, providing reconciliation and agreement of the final account.

Contract Administration – There are a number of building contracts available for use and we are able to offer specialist advice in selecting the most suitable one for each individual job depending on what the key driving factors are, whilst considering the nature of the work in question. Once a contractor has been appointed we would administer the specific terms of the contract to ensure that the project is delivered whilst complying with the Client’s requirements.

Party Wall Matters – Acting on behalf of either the building or adjoining owners, we offer specialist Party Wall advice, issuing the relevant notices in relation to the proposed works within the specified time-frame, whilst dealing with any issues that may also arise throughout the duration of the project.

Development Monitoring - We produce specialist project monitoring reports to provide the development funder with the necessary advice relating to their investment. A development appraisal is produced from the outset to ensure the scheme is viable, followed by regular monitoring reports identifying the value of work complete; value of materials appropriately stored on site; the quality of workmanship; status of the required statutory approvals, etc. All of which will ensure the developer is only paid for the work they have completed to the required standard. The funder’s risk is carefully managed, ensuring they only release funds from the agreed loan facility relative to the completed work, guaranteeing they never become over exposed financially at any one time.

Schedules of Condition – These reports provide a detailed schedule of a property’s condition together with a photographic record. They are often required as factual documentation of a property’s condition and appended to the lease which will assist both Landlord and Tenant when it comes to reinstating the premises on expiry of the term.
