Schedules of Condition
The Schedule of Condition reports provide a detailed schedule of a property’s condition in both a text and photographic format. These documents are a statement of fact (agreed by both Landlords and Tenants surveyors) and are appended to the lease which will assist both Landlord and Tenant when reinstating the premises on expiry of the lease term.

Accurately recording the condition of premises before acquiring a lease limits the repairing liability contained therein. It is strongly recommended that all tenants protect themselves from repairing obligations before they commit to the lease.

Attaching a Schedule of Condition to the lease (particularly an assignment of a lease) can ensure that a tenant does not have a liability for putting the building back into a better condition than it was initially.

Schedule of Condition documents also form part of Party Wall Awards were a property’s condition is recorded prior to the adjoining works commencing. The property is subsequently reinspected following completion of the notifiable works to the adjoining property to assess whether any damage has occurred as a result of the works.
